Hellertown Home-Buying Trend: Bigger Isn’t Always Better (Brought to You by Cheyenne Reiman, Realtor)

Low interest rates, changing economic times and a generational shift have created quite a buzz in the real estate world–both nationally and here in our own Hellertown-Lower Saucon area!

Home sales for the past two months (Aug. 15, 2015 to Oct. 15, 2015) are up 15 percent from those dates in 2014. However, the trend is slowly moving away from larger homes to their smaller counterparts. The average square footage of all the homes sold during these two comparative timeframes is 300 square feet less this year than it was in 2014.

There was a time when listing a two-bedroom home felt like trying to battle the Black Plague. Your pool of potential buyers was limited, as the size of most families meant there was a need for a third bedroom. Those smaller homes would see longer time on the market looking for those buyers who fell on the bookends of the spectrum. However, due to several contributing factors–including the aging baby-boomer generation and rising energy costs in recent years–these smaller homes have become mini-gold mines!

In 2014, there were a total of nine two-bedroom homes sold. This year, there have already been 12 two-bedroom homes sold and settled to date, and another two are currently under contract and awaiting settlement. If you currently own one of these smaller abodes and are looking for more space, now may be the time to sell!
